PROPERTY INSPECTION

One Stop Field Service offers a variety of inspection services to insure that each client receives the information he or she needs. That includes timely and accurate property inspections for both Residential and Commercial mortgages. We even include 24 Hour rush-service photos in your inspection.

REO VERIFICATION

Visual inspection for occupancy, sale signs lockbox and additional verification items per Mortgage Co./Insurer guidelines and /or Client instructions with property description. Additionally the interior of property can be optionally checked for safety, sanitary conditions, damage, debris hazard and utilities.

FORECLOSURE PROPERTY INSPECTION

Visual exterior inspection for occupancy, verification per Client guidelines and existing or potential conditions that could impact he value of the property will be noted.

PROPERTY INSPECTIONS – MONTHLY/WEEKLY

Visual exterior inspection for occupancy verification per Client instructions with property description – on a weekly-bi-weekly or monthly basis.

SALE DATE INSPECTION

Visual exterior inspection for occupancy performed on the foreclosure sale date as provided by Client. Communications with third parties are limited to inquiring about the name of the property occupant.

DAMAGE INSPECTION

Walk around property and identify any obvious damages to the property caused by Hurricane Flood, Vandalism, Earthquake or any other causes.

INSURANCE INSPECTIONS

Report the percentage of insurance worked based on a list of items to be repaired with mortgagor’s signature.

INTIAL PROPERTY INSPECTION

Visual exterior inspection for occupancy verification per Mortgage Co./ Insurer guidelines and or Client/instruction with property description.

OCCUPANCY VERIFICATION INSPECTION

Contact inspection to verify names of property occupants, no interior access and two attempts . Inspector will confirm with neighbors, review name on utility account and check phone book listings if contact not made with occupant.


COMMERCIAL PROPERTY INSPECTION

Current assessment of the property using qualitative measures to determine the property’s condition
